
Communities across Virginia and the country have been revitalizing their local economies by focusing energy, resources, and people-power on improving older and historic commercial districts. Central to these efforts is the preservation and maintenance of the historic properties that give these communities a sense of place and a thriving economic engine, i.e. downtown. Façade improvements, even simple ones, have the power to not only preserve valuable historic resources but also to spur positive change throughout the entire community.
Five Reasons Why Façade Improvements Are Important:
1. Aesthetics
As the face of a building, visually appealing facades enhance the overall attractiveness of downtown. Well-maintained and upgraded facades can contribute to the beauty and character of the district, creating a positive impression for residents and visitors alike. The “Soul of the Community” study by the Knight Foundation draws a direct line between aesthetics and place attachment, which in turn drives economic growth.
2. Historic Preservation
Many downtown areas have buildings with historical significance. Preserving and enhancing their facades helps maintain the architectural heritage of a community, showcasing its unique identity and cultural history. Façade improvements can involve restoring original features, such as ornate detailing or architectural elements, while incorporating modern design elements where appropriate.
3. Community Pride
Downtown is the heart of a community. Upgrading facades can instill a sense of pride and ownership among residents, fostering community engagement and a positive perception of the area. It can encourage people to spend more time downtown, supporting local businesses and creating a vibrant social environment.
4. Economic Impact
Revitalizing downtown areas through façade improvements can attract businesses, investors and tourists. When buildings have appealing facades, it can increase foot traffic, stimulate economic activity and boost property values. This, in turn, can lead to job creation, increased tax revenue and a thriving local economy.

Façade Improvement Grant Program | Example
While this work sometimes begins spontaneously through the efforts of individual property or business owners, it can be accelerated when a community or local Main Street program establishes a façade improvement program as an incentive. As an example, Downtown Blackstone, Inc. (DBI) created a matching Façade Improvement Grant (FIG) program, which was made possible by a Downtown Investment Grant (DIG) from Virginia Main Street (VMS), to help enhance the exterior appearance of buildings in Blackstone’s Historic Business District and stimulate private investment.
The local Main Street organization awards grants up to $7,000 with a 1:1 match requirement for façade restorations, repairs or rehabilitations, and funds are disbursed on a reimbursement basis upon the completion of the project. Volunteers that serve on the organization’s active Design Committee review submitted applications and work closely with applicants to ensure proposed projects are eligible, worthwhile and can be completed successfully within a reasonable timeframe. Over the past couple years, multiple façade improvement projects have been completed and some are still in progress today. From fresh awnings and signage to new windows and paint jobs that call attention to significant architectural details, DBI has made and continues to make a positive and lasting impact on Downtown Blackstone through its FIG program.
